Stop Chasing Deals: The Power of Your Sphere of Influence

Most real estate agents hear “build your Sphere of Influence” early in their career. Coaches say it. Brokers repeat it. Books like The Millionaire Real Estate Agent and Ninja Selling dedicate entire chapters to it.

But few people explain what it actually feels like when it works—or how dramatically it can transform not just your transaction count, but your entire experience of doing this job.

I learned this the hard way. In my first year, I was grinding. I hosted open houses every weekend, made outbound calls, and worked hard. Yet my transaction count stayed in the single digits. I was constantly chasing the next deal and never quite catching up.

The shift happened in year two, when my new managing broker asked me a question that stopped me cold:

“If I handed you a referral today and asked for a 30% referral fee, would you take it?”

Of course I would, I told him. Then he said: “Why would you pay me 30% of your commission for a one-off deal, but not invest that same money into your Sphere of Influence to generate your own future business?”

That question changed everything. Here’s what I’ve learned since—and what I want every agent to understand about the real benefits of building a strong Sphere of Influence.

1. Your Transactions Feel Completely Different

This is the benefit no one talks about first—but it may be the most important one.

When a client comes from your Sphere of Influence, or from a referral within it, they arrive with trust already built. Someone they know has already done the selling for you: “You need to call Amanda. She’ll take great care of you.”

That means instead of spending the early weeks of a transaction convincing someone you’re capable, you can focus entirely on serving them.

Compare that to working a cold lead. You’re competing with other agents. You’re proving yourself from scratch. You’re spending energy on relationship-building before you can even start doing your actual job.

When someone calls and says, “Hey, we heard about you from our friends the Johnsons—we’re thinking about selling and wondered if you’d have time to help us”—that’s a completely different transaction. They trust you before you’ve said a word. The deal is easier to navigate. The client is more cooperative. The whole experience is better.

I haven’t had a single-digit year since I made this shift, and it’s not just because my numbers went up. It’s because the work itself became something I actually look forward to.

2. Your Business Becomes More Predictable

One of the most stressful parts of early real estate is the feast-or-famine cycle. You close a deal, exhale for a moment, and then the panic sets in: where is the next one coming from?

A strong Sphere of Influence breaks that cycle—because you’re no longer starting from scratch with every transaction. You’re building relationships that compound over time.

Gary Keller writes in The Millionaire Real Estate Agent about a benchmark many coaches reference: with a consistent 33-touch system, you should aim for roughly two transactions per year for every 12 people in your database.

Think about what that means practically. If you have 120 people in a well-nurtured sphere, that’s approximately 20 transactions a year—not from chasing hundreds of cold leads, but from relationships you’ve already built.

That’s not a guarantee. But it is a framework. And it’s a far more efficient and predictable path to volume than anything else I’ve tried.

3. You Generate More Business From Fewer People

Cold leads require enormous volume to produce modest results. You might need hundreds of leads to close a handful of deals. The math is exhausting—and so is the work.

Sphere-based marketing works the other way. You’re investing in a smaller group of people with a much higher likelihood of doing business with you again, or sending someone your way.

The people in your Sphere of Influence already know you. They already like you. They already trust you. And when someone they know mentions they’re thinking about buying or selling, your name is the first one that comes to mind.

That’s not luck. That’s the compound interest of consistent relationship-building.

4. You Move from Chasing Business to Receiving It

There is a profound difference between hunting for your next transaction and having your phone ring with someone asking for your help.

Early in my career, I was always hunting. And while I was working hard, I never felt like I was building anything. Every week felt like starting over.

Once I committed to nurturing my Sphere of Influence—staying consistently in front of the people who already knew and trusted me—the dynamic slowly shifted. People started calling me. Referrals started coming in. I’d pick up the phone and hear, “Hey Amanda, our neighbors are thinking about moving and they asked us if we knew anyone. I gave them your number.”

That shift—from pursuer to sought-after professional—is one of the greatest things a sphere-based business can give you.

5. You Build Deeper Relationships and Serve Clients Better

When you stop chasing and start nurturing, your entire relationship with clients changes.

You’re not showing up with a transactional mindset—”how do I close this deal?” You’re showing up as a trusted advisor who genuinely knows the people you’re serving.

You know their family situations. You’ve celebrated their milestones. You’ve stayed in touch through the quiet years between moves. So when they’re finally ready to buy or sell, you’re not meeting a stranger—you’re helping a friend.

That context makes you a better agent. And clients can feel it.

6. Consistent Nurturing Creates Long-Term Momentum

A strong Sphere of Influence doesn’t maintain itself. It requires intentional, consistent nurturing—and the good news is that it doesn’t have to be complicated.

Ninja Selling describes two types of touches that I think frame this perfectly:

Auto-Flow: Consistency at Scale

These are the touches that keep you visible without demanding much of your time:

  • Direct mail — I personally send two pieces per month to every household in my sphere. Everyone checks their mailbox, so the open rate is excellent. If you want a done-for-you solution, automated real estate postcards make it easy to stay consistently visible without adding more to your plate.
  • Email — A monthly newsletter covering local events, market updates, or home values. I use Homebot, which automatically delivers personalized home equity reports with strong open rates.

Auto-flow ensures you’re never invisible—even as your database grows to 100, 200, or 300+ contacts.

Personal Flow: Where Real Relationships Are Built

These are the touches that actually deepen connections:

  • Client milestones — Birthdays, wedding anniversaries, and home anniversaries are natural reasons to reach out and celebrate someone. A handwritten card, a short video, or even a thoughtful DM goes a long way.
  • Quarterly phone calls — This is where referrals actually happen. People don’t casually mention that their sister is thinking about moving in a text—they tell you on a phone call. Call your database four times a year and listen for what’s stirring.
  • Pop-bys — A small, unexpected delivery at someone’s door can spark a conversation that leads to a transaction. Two a year is manageable for most agents and genuinely memorable for clients.
  • Client events — Two events per year creates four touchpoints each: the invitation, the reminder, the event itself, and the follow-up call. And events are one of the places I see referral conversations happen most naturally.

The combination of auto-flow and personal flow creates a presence that’s consistent, warm, and genuinely relationship-driven—not salesy.

7. Your Work Becomes Something You’re Proud Of

Here’s something I didn’t expect when I shifted to a sphere-based business: I stopped feeling like a salesperson.

When you’re chasing cold leads, there’s an unavoidable pressure to that work. You’re constantly trying to convince people who may not want to be convinced. It’s exhausting—and it can wear on your sense of who you are in this industry.

When your business is built on relationships, you’re not there to sell anyone anything. You’re there to be available, to be knowledgeable, and to serve people who already trust you when the time is right for them.

That feels different. Better. More sustainable.

The Mindset Shift That Makes It All Work

None of this happens by accident—and it doesn’t happen without one fundamental mindset shift:

You have to recognize that you are running a business.

Not a job. Not a hustle. A business.

That means your Sphere of Influence isn’t just a list of names—it’s your book of business. It’s an asset you build, protect, and invest in over time.

Too many agents operate commission-to-commission and resist spending money on marketing because it feels like a cost. But building a sphere-based business requires investment. Direct mail costs money. Events cost money. The systems that keep you consistently visible cost money.

The agents who understand this—who budget for sphere marketing the same way a business budgets for growth—are the ones who stop chasing and start building something that actually lasts.

Your Sphere of Influence is not a strategy. It’s the foundation.

When you nurture it with intention and consistency, it becomes the most reliable, enjoyable, and sustainable source of business you will ever build.

Stop chasing. Start investing. The calls will come.
